7. Quiet hours shall be from 8:00 pm to 8:00 am., during which time the noise from the short term vacation rental shall not unreasonably disturb adjacent neighbors.
8. Sound that is audible beyond the boundaries during non-quiet hours shall not be more excessive than would b otherwise associated with a residential area.
9. Guest vehicles shall be parked in the designated parking area.
10. The short term vacation rental shall not be used for commercial purposes.

Failure to disclose an event and violating the rule on number of guests will result in immediate cancellation of your reservation. No refunds will be issues for violation of the lease.
Major Holidays:
7 nights minimum stay required.
If you want to stay in the house for both Christmas and New Years – 14 night minimum stay required.

Island travel disclosure.
Property is subject to regular pest control, however due to Hawaiian humid climate you might encounter occasional bugs. Please use screen doors at all times and close doors promptly.
Note that travelling to a remote island comes with inherent risk. Many goods and services commonly available on the mainland might become limited or absent on the island with a short notice. The owner will be held harmless and will not issue refunds or partial refunds for any of the following:
cancelled or delayed flights;
volcano eruptions;
tsunamis;
disruptions in water or electricity service;
disruption in deliveries of food / gas / propane / oil etc
declared and not declared emergencies;
wild fires;
wars;
terrorist acts.
Guests are made aware of travel risks and assume all responsibility by proceeding with the booking.

The property is just a short walk or a 5 min drive from the Kings and Queens shopping plazas as well as from the renowned, family-friendly Anaeho’omalu Bay Beach (A Bay), protected by an offshore reef. On A Bay’s beach, enjoy breakfast, lunch, or dinner at Lava Lava Beach Club, a beachfront restaurant known for its stunning location and live music. Additionally, the famous Mauna Kea Beach and Hapuna Beach—often ranked among the best beaches in the United States and the world — are only a 15-minute drive away.
Guest access
Guests will enjoy full exclusive access to the property.
Owners do not live on site.
The property is secluded and very tranquil, set back from the street and neighbors, yet just a short stroll from all the local conveniences.
Full time property manager is available.
Guests can enjoy free access to the gym, swimming pool, hot tub, BBQ area located in the complex.

(a) Quiet hours shall be from 9:00 p.m. to 8:00 a.m., during which time the noise from the STVR (Short Term Vacation Rental) shall not unreasonably disturb adjacent neighbors.
